Things to Remember
for the Buyer & Seller
1. ANNUAL DUES. The closing statement should include any credit or charge for the current year’s homeowner’s dues. If the dues have been paid, the seller should receive credit for the remaining portion of the year and the buyer will receive a charge for the same amount. If the dues are unpaid at closing, the seller will be charged for the portion of the year already past and the buyer will be charged for the balance of the year. A check will then be issued by the closing agent to Crooked Tree Estates HOA for the full amount of the dues.
2. COVENANTS & RESTRICTIONS.
The seller should give the buyer their copy of the Covenants & Restrictions. If the seller does not have a copy, the buyer may obtain a copy by contacting the president of the Homeowners’ Association. or clicking the "find out more" button below.
3. COMPLIANCE with the COVENANTS & RESTRICTIONS.
The seller needs to make sure that their property is in compliance with the Covenants & Restrictions before passing the property on to the buyer. If there are any dead or missing street trees, mail box disrepair, play set issues, fence or deck questions, the seller needs to take steps to clear them up. The buyer needs to be aware of any non-complying items which must be fixed.
4. POOL MEMBERSHIP.
While Crooked Tree Estates does not have a pool, the buyer may have a pool membership with the adjoining homeowners’ association (i.e., The Fairways of Crooked Tree). The buyer should provide the seller with any pool keys, ID tags, and the necessary “contact” information so that the buyer can contact the Fairways and give them the updated information.
